Brookdale Expands Real Estate Ownership With 47 Welltower Communities
Brookdale Senior Living acquires 17 communities and strikes a deal for 30 more from Welltower, cutting long-term lease obligations.
Brookdale Senior Living Inc. (NYSE: BKD) announced Monday it has completed the acquisition of 17 senior living communities and reached an agreement to acquire 30 additional leased communities from real estate investment trust Welltower, moves the Brentwood, Tenn.-based company said are central to its strategy of expanding direct real estate ownership while trimming its long-term lease liabilities.
The back-to-back transactions represent a meaningful shift in Brookdale's portfolio structure. By converting leased properties into owned assets, the operator reduces its exposure to rent obligations that can weigh on cash flow — a pressure point that has long drawn scrutiny from analysts covering the senior housing sector.

Brookdale has operated under significant lease burdens for years following a period of aggressive expansion. The latest transactions suggest the company is accelerating efforts to right-size its balance sheet and strengthen its competitive position as demand for senior living facilities is projected to grow alongside an aging U.S. population.
